While our apartments do not have private yards, each home features a spacious private balcony with a storage closet, providing extra space for your belongings and outdoor essentials.

Applying is easy! Start by visiting our Floor Plans page and selecting a layout you love. Then, choose an available apartment home to apply online or in person through the leasing office. Our team is here to guide you through each step and ensure a smooth application process.

Applicants must provide proof of income, such as tax returns, three months of bank statements, or pay stubs. All applicants will receive an email to complete income verification. Our leasing team is available to assist with any questions.

Applicants must demonstrate a gross monthly income of at least 3 times the rent.

No. Subleasing is not permitted.

Yes. Renter's insurance is required for all residents before moving into their apartment home.

Residents will receive a renewal notice 90 days in advance. Residents can access the resident portal to review renewal options, make their selection, and sign lease documents electronically, or stop by the office to receive assistance if needed.

No, our community does not provide affordable housing; we don't participate in the program at this time.

Yes, application fees are $85 per adult applicant along with a $175 administrative fee per home. We don't require a traditional security deposit. However, residents are required to enroll in the LeaseLock Deposit Waiver Program, which has a non-refundable monthly fee of $30. Move-in charges are prorated based on the move-in date.

Yes. There are services available to help make the move-in process easier and we are always here to  guide residents in the right direction.

To break your lease, we require a 60-day notice and a lease-break fee that is equal to 1 month of rent and repayment of  any move-in concession (if one was applied).

Residents are required to provide a 60-day written notice.

Residents must submit a 60-day written notice and forwarding address before move-out. Residents are responsible for shutting off utilities, fully vacating and cleaning the apartment, and returning all keys to the office.

If you have a security deposit, refunds are processed within 30 days after move out, in accordance with your lease and state guidelines.

This property does not require a mandatory security deposit; however, residents need to enroll in the LeaseLock program, where you only pay a $30 monthly non-refundable fee.

Residents are responsible for all utilities. No utilities are included in the monthly rent.

Residents are welcome to choose their preferred 
internet service provider. Options include providers such as Xfinity.

All rent is paid online through the Bilt Rewards portal. You can make one-time payments or set up recurring payments for your convenience with your debit/credit card or checking account. We also offer flexible payment options through FLEX, allowing eligible residents to split rent payments into smaller installments. Residents must apply directly through FLEX, and participation is subject to FLEX approval.

Additional community fees include a $25 valet trash, $3.70 pest control, $25 monthly pet rent, $30 LeaseLock, and $16 insurance liability.

Complimentary parking is available for residents. 
Spaces are not assigned and are offered on a first-come, first-served basis. 

No. We don't offer reserved parking.

Guests are welcome to visit; however, stays exceeding three consecutive days require prior written approval and may not exceed six total days within a calendar month. Overnight visitors must utilize visitor parking, and residents must obtain a visitor parking pass in advance.

No. We do not offer EV charging stations on-site at this time.

Yes. We welcome up to two pets per home with a monthly pet rent of $25 per pet. There is also a one-time, non-refundable pet fee of $300 for the first pet and an additional $200 for a second pet.

While we don’t have a dedicated pet park listed, your pets are welcome to enjoy our community spaces.

Our community offers a thoughtfully curated selection of amenities designed to elevate your everyday living experience. Our thoughtfully designed apartment homes offer eat-in kitchens with black appliance packages, full-size refrigerators, and time-saving dishwashers. Additional features include spacious walk-in and linen closets, hardwood-style flooring, plush carpeting in rooms, private balconies, and cable-ready connections. Our apartment homes feature in-unit washer and dryer appliances in all units. 

 No. There is no designated bike storage. However, residents may store bicycles on their balconies.

Yes. All homes are fully-wired for immediate internet service activation.

Packages are delivered to our Amazon hub.

No, we do not currently offer virtual tours. We invite you to explore our community  in-person guided tour.

No. Furnished homes are not available.

Our community is conveniently located just minutes from Downtown Duluth, offering easy access to shopping, dining, and entertainment. Residents can enjoy nearby attractions such as Ibiza Night Club, Sam's Club, and Costco. With quick access to major highways including I-85 and Highway 316, commuting throughout the Atlanta metro area is simple and convenient. Flats at Riverview is located within the Bagget Elementary School, Richards Middle School and Discovery High School school district. 

Creating a sense of community is important to our team! We host monthly resident events to enhance the community experience.

Yes. Quiet hours are observed daily from 10 pm to 6 am in accordance with local noise ordinances.

During business hours, noise concerns can be reported to the leasing office by phone or email. After hours, reports can be directed to our after-hours answering service. 

Flats at Riverview is a non-smoking community.

Maintenance requests can be submitted online through the resident portal, calling or visiting the office during bussiness hours.  To report maintenance emergencies, call the leasing office. 24-hour. Emergency maintenance is on-call to assist you.

Emergency issues—such as flooding, loss of AC in extreme heat, electrical hazards, or anything affecting safety—are handled immediately, 24/7.  Urgent but non-emergency concerns (like appliances not working properly) are prioritized as soon as a technician is available. Standard work orders are typically addressed within 24–48 hours, depending on the order in which requests are received.
